The reported Nscale project in Essex demonstrates that land and buildings alone are becoming insufficient for AI data centre development because access to electricity can determine whether a project is commercially viable. HPC could identify industrial land, existing data centres, power rich sites, substations, private generation assets and properties with significant grid capacity and introduce them to AI infrastructure developers, potentially generating six figure success fees from major site transactions.
